What To Do When Your Client Receives a Property Tax Statement

Hi, it’s Tom Heath with the Mortgage Guidance Group at Nova Home Loans and this is our weekly update on Mortgage and Real Estate Related Matters. Today’s topic is the property tax statements that are coming out from the Pima County Assessor.

Many of our clients, most of our clients, are in Pima County, so we send this reminder out periodically. Taxes are due for the first half of this year, 2021, they are due in October and the county assessor will send out a property tax statement. Many clients have their payments included in their mortgage payment, and no taxes are due. They should receive something that shows Informational copy. This would be from the assessors Informational copy. If they receive something that has actual voucher or coupon, where it looks like they’re supposed to pay and they believe that their taxes are included in their mortgage payment, they should reach out to their lender and chat with them.

We are seeing several instances where the county has not updated their records on some of the purchases or refinances last year, so consumers are getting the request for payment. When we verify in our records, we see that a payment is scheduled to be made from their servicing account, and they can disregard that statement. But it doesn’t hurt to check that.
